Land west of Kirby Hall Road, Castle Hedingham

Design Principles

Our outline planning application will seek approval from Braintree District Council on the principle of building up to 60 homes on land west of Kirby Hall Road.  Detailed approval is also sought for the access off Kirby Hall Road.

 

The illustrative masterplan has been informed by a number of design principles:

Access from Kirby Hall Road, and an on-site parking area for school drop-off / pick-up

 

Vehicle access to the site would be provided via a new ‘T’ junction on Kirby Hall Road.  Pedestrian access to the site would be provided from this junction as well as a separate pedestrian & cycle link from Kirby Hall Road in the easternmost corner of the site.

 

We also intend to provide a small on-site parking area for up to eight cars, with its own direct access from Kirby Hall Road.  We understand that there are currently issues caused by cars parking outside De Vere Primary School at drop-off / pick-up times, and this parking area would be available for parents to use.

Green & blue infrastructure in the northernmost and southernmost parts of the site

 

An area of open space is proposed at the northernmost tip of the site, which is the highest point of the site and should be kept clear of development. A second, larger area of open space is also proposed at the southern end of the development, which is the lowest part of the site and where an attenuation basin is proposed as part of a sustainable drainage system.

 

The area of woodland immediately to the south-east of the site would be retained in its entirety, as would the existing planting on the western and north-western boundaries.  The opportunity also exists to reinstate hedgerow planting on the site frontage along Kirby Hall Road, reducing the visual impact of the development from the lane.

Areas of built development, and a play area

 

Outside the areas proposed for open space, and allowing sufficient space for vehicle and pedestrian access from Kirby Hall Road, we consider there is sufficient space for up to 60 new homes. Development would be set back slightly from the north-western and south-eastern site boundaries, to protect the existing planting on those boundaries.

 

A children’s play area is proposed adjacent to Kirby Hall Road, between the proposed parking area and the vehicle access. This would be an equipped play area a short distance from the primary school.
